Creating a kitchen-diner with a rear extension under permitted development rules.

Kitchen-Diner Extension

Project Brief

  • To knock through an existing dated kitchen and utility area.
  • Add a rear extension under permitted development rules and create a large kitchen diner overlooking the customer’s garden.

The Process

  • ATJ Building & Groundworks built a three-metre extension on the back of the property, with integrated roof lantern and French doors that opened out to the garden.
  • The project involved demolishing an internal wall to the existing utility area and relocating the electricity consumer unit and boiler. We removed the existing kitchen and installed an L-shaped layout complete with plumbing, electrics, new tiling and flooring. We also recycled existing sandstone pavers to create a step with a natural, consistent entry to the garden.
  • ATJ managed all aspects of the project, including liaising with building control, utilities and managing various sub-contractors.

The Result

  • The completed project created a larger, brighter and more flexible room for our customer.
  • It also gave them additional dining and entertaining space that had not been possible with the old layout.

Kitchen-Diner Extension

When we decided to extend and have a large kitchen diner, working with a local builder was really important to us. Andy and Terry provided a free consultation to get the ball rolling. They spent time listening to what we wanted, sorted an estimate quickly and their prices were reasonable. As the works came under permitted development rules, we didn’t need planning permission - and building work started about three weeks after our first meeting.

The team worked hard to stay on schedule, even when external factors were against them. They cleaned up and made sure we had kitchen facilities for as long as possible. They also did some very nifty project scheduling - getting different trades in on consecutive days to keep things on track.

With any extension, you'll get a lot of noise, dust and inconvenience now and again. That's doubled if you're doing demolition work as well, there’s no way around it and things can get exhausting if you’re not prepared. But in our experience, the end result is a much bigger and more comfortable space.

The new kitchen diner is a great space to cook, relax and entertain in. We love it. This was the second major job that ATJ has done for us and their craftsmanship is impressive.
