To convert a former Victorian workshop into a three storey, two bedroom apartment for the rental market.
The project was to be a turn key job and delivered from start to finish within budget and with minimal disruption to surrounding properties.
The site was located in a terraced street, enclosed on three sides with the building extending to all boundary lines. Before work could commence we had to produce further drawings for building regulation approval and get four party wall agreements.
The job included all the elements of a new build and in the same order but incorporating the existing three walls.
Demolition of part of the former garage was carried out and drainage, foundations and ground floor installed.
New solid brick walls were built which included a new facard and PVCu windows and doors fitted.
Suspended floors and staircases were installed alongside partitions and insulating external walls and plasterboard was fixed and skimmed. The kitchen, bathroom and flooring were then fitted and fire doors erected. Lastly architrave and skirtings were secure and painting and decorating completed.
The Project was completed on time and on budget with minimal disruption to surrounding properties and neighbours. This meant the landlord could start making a return on their investment without delay.
The apartment was laid out over three floors and the finishes were light and natural with laminate flooring laid to living areas, vinyl flooring in the kitchen and bathroom and carpet to the hallway. The apartment was subsequently let within a week of putting it on the market.
